Experience unrivalled connections and culture in the inner south

Office space in South Brisbane

Brisbane’s inner southside is a connected, thriving corner of the city making it an ideal location for your next office space.

From the city’s cultural centre at South Bank to the growing gentrification of Woolloongabba and Stones Corner, the inner south offers a variety of amenities and transport connections to make it an appealing and diverse business location.

And the area is only going to grow in importance for the city as the Cross River Rail project and the redevelopment of the Gabba for the Olympic Games transforms Woolloongabba and the surrounds.

Cross River Rail will deliver a heavy rail link at Woolloongabba, with the new underground train station connecting to a second CBD station at Albert Street, while the underground station at Boggo Road will become the region’s second busiest transport interchange.

Office space for rent Brisbane southside

Brisbane’s inner south presents a great alternative office location for your next office move if you are looking to realise additional value.

The area is well connected to public and private transport corridors and amenities and presents an affordable option compared with the CBD. Many inner south locations also include on-site parking or have more available street parking than in the city.

There are a range of new, thriving developments, complementing the existing office spaces for rent on Brisbane’s southside.

The Project Director for the West Village, Harrison Phillips, said there was growing demand for community-driven commercial office spaces that contribute to the overall life experience of employees.

“It has become clear that employers and employees are drawn to environments that offer the same lifestyle metrics we look for in a home – green space, established amenity, and most importantly, community connection,” Mr Phillips said.

“This is driving the emergence of what we call the ‘career lifestyle’ and how we value the experience, and impact, our workplace has on our lives.”

This lifestyle experience, he said, was exemplified in the inner south, notably in the subtropical design of the Greenhouse spaces.

“It’s a workplace that deeply connects people and place,” he said. “From its central location within West Village, it provides premium retail amenity and neighbourhood connectivity within a unique heritage and environmental setting, just 800 metres from the Brisbane CBD.”

An increasing number of firms have moved into the South Bank and West End area to take advantage of its prime location and new developments.

The West Village master planned precinct has transformed West End with its heritage character meeting a host of modern amenities.

In Woolloongabba, the area’s ongoing gentrification has led to a host of new developments including retail, apartments and commercial offerings and the investment has continued down Logan Road to Stones Corner, just a ten minute drive to the CBD.

The Pennys Building at 357 Logan Road, Stones Corner, is currently undergoing a major refurbishment in the heart of the cafe and shopping strip which is due to be completed in November 2022.

It will deliver a refreshed and modern feel with striking timber trusses, exposed brick interior and high bay windows.

The area’s transport connections will be further strengthened with the opening of the Cross River Rail development, which will connect commuters directly to the CBD within minutes.

The two new underground stations on the southside - at Woolloongabba and Boggo Road - will transform transport and connectivity in the area, improving access to local entertainment areas as well as the city’s growing health, science and education precinct.

Woolloongabba station will be transformative for fans heading to events at the Gabba and the new station precinct will also support a mixed-use hub with commercial, residential and retail development.
